How this works
US building regulation is a stack. A parcel must satisfy every applicable layer, and a more local or more stringent layer overrides a more general one. This tool resolves the parcel, then assembles the full stack:
- Federal IBC, NFPA 101, ADA 2010, FEMA / NFIP
- State Florida Building Code (HVHZ), Fire Prevention Code, accessibility
- County Miami-Dade HVHZ and product approval (NOA)
- City Local zoning and floodplain (Chapter 142 / Zoning Code / Miami 21)
- Overlay Historic preservation and design review
The city is detected from the parcel and the matching local code is applied. Every edition, section and flood or zoning value is shown with its live source.
